The Property. Although the property is called ‘Blacksmiths Cottage’ it is actually a modern house (see ‘History’ below for an explanation). Built in about 1985, this detached, stone built house was built to a very high specification. The house is set in about one third of an acre of land and so has large front and rear gardens. In addition to a concealed area to park a caravan, there is ample parking for cars on the block paved drive - I have had 12 cars crammed onto the front drive. The rear garden is completely enclosed and has a lawn, flowerbeds and a paved area. Part of the paved area is below the balcony that leads off the master bedroom. There is also a shed and a greenhouse with power and water laid on and there is a screened area housing the oil tank for the central heating system.

Accommodation. The accommodation has full double-glazing and comprises a porch, hall, 3 reception rooms, downstairs cloakroom, kitchen, utility room, landing, 4 bedrooms (master on-suite) and a family bathroom. In addition, there is a double garage and workshop. See the floor plan for a detail layout. The measurements below are for greatest width or length and are for guidance only.

Porch. Size 1.70m x 2.10m, Front door and door to hall. The floor is the same as the hall.

Hall. A new, quality wood block tiled floor costing over £2,200 was recently laid. In addition to the stairs with cupboard under there are doors leading to the downstairs toilet, study, kitchen and lounge.

Pine fitted units above and below the working surface, built in fan oven and grill, induction hob set in a brick alcove with extractor hood, integrated dishwasher and single drainer sink unit. Doors to utility room, hall and dining room. TV socket and ample power points.

Utility Room. Size 3.35 x 2.70. Space under working surface for cupboard, washing machine, tumbler dryer (with outside vent) and oil fired central heating boiler (see details below). A single drainer sink with antique taps is set below a tiled splash back. Four large storage cupboards and doors leading to kitchen, back garden and garage.

Landing. Double airing cupboard housing insulated hot water cylinder with electric immersion heater. Access to boarded loft and doors leading to all bedrooms and family bathroom.

Master Bedroom. Size 5.40m x 3.40m Three fitted wardrobes (2 doubles and one single), fitted bedside draw units, cupboards over bed and 2 further sets of built in draws. Double patio doors leading outside onto the balcony. Doors to landing and en-suite.

En-suite. Size 2.50m x 1.40m Hand basin set in marble top over cupboards. Toilet, heated towel rail, shaver point and large shower.

Balcony. Size 5.60 x 2.80m. Over looks the rear garden and the Lincoln Ridge.

Main Guest Bedroom. Size 4.30m x 3.35m Fixed wardrobes and cupboards over bed, power points and TV socket.

Third Bedroom. Size 3.90m x 3.10m Fixed wardrobes and cupboards over bed, power points and TV socket.

Forth Bedroom. Size 3.10m x 2.50m Fixed wardrobe and power points.

Family Bathroom. Size 3.60m x 2.40m. Bath, separate shower, sink, toilet, bidet, heated towel rail and shaver point.

Double Integral Garage. Size 5.70m x 5.60m. Having double up-and-over doors, power points, water tap, central heating radiator and a 2.5m x 0.85m servicing pit with built in power sockets and strip lights. There is access to a boarded loft area, a door to the utility room and double doors to workshop.

Workshop. Size 5.70m x 3.60m. Double doors to rear garden and from garage. Radiator and power points.

Rear Garden. A large patio area runs the length of the back of the house and round the southern aspect; the rest of the garden is laid to lawn with shaped flowerbeds. There are lights under the arches, a floodlight to illuminate most of the garden and a water tap for a garden hose. Finally, there is a garden shed and a wood framed greenhouse with water and power laid on.

Central Heating System. The central heating is oil fired via a highly efficient condensing boiler. The control system for this boiler is computerised and works out the ‘heating coefficient’ of the house by using internal and external sensors. This means that instead of programming the system to come on at a particular time it is programmed to have the house at a particular temperature at a given time. Thus, on a cold day the heating will switch on perhaps 40 minutes before the ‘up to temperature’ time whilst on a warmer day it might switch on 5 minutes before. Also, the radiators do not get very hot then cold then very hot again; they are brought up to an appropriate temperature and held there.

Reason for sale: I am shortly due to retire and so hope to move nearer my family in Norfolk.

History. Blacksmiths Cottage was the first house to be built on a new development called Blacksmiths Close. After completing the house the rest of the project was abandoned and the land sold off so Blacksmith Close never really came into existence. When we moved in we asked the Post Office about our address. They told us that for mailing purposes on Main Road but we did not have a house number and nor would they give us one. They suggested that we give the house a name and so rather than call it Blacksmiths House we decided on Blacksmiths Cottage. Just opposite the house is the site of the old village forge, hence the connections to blacksmith.

The Village of Leadenham. Leadenham lies approximately halfway between Lincoln and Grantham and halfway between Sleaford and Newark at the intersection of the A607 and A17. There are approximately 300 voters on the electoral role. The village has a primary school, Post Office & general store, garage & general store, an inn and an hotel; the William Robertson Comprehensive School is in the next village. A new village hall, a bowls green, a floodlit multi use games area (tennis, football, hockey etc) occupy about a quarter of the village playing field. A regular bus service through the village runs between Lincoln and Grantham passing through two villages (Navenby (about 4 miles) and Caythorpe (about 3 miles)) that have doctor’s surgeries. RAF Cranwell is about 4 miles to the east and RAF Waddington about 9 miles to the north.

Flooding. Although there are vast areas of Lincolnshire that are at risk of flooding, the risk of Blacksmiths Cottage being flooded is virtually zero because Leadenham is on a flat area half way up the Lincoln Ridge.
