A Unique Arts and Crafts Farmhouse in the very
heart of Devonshire.

Lutyens House is a striking and unique ‘Arts and Crafts’ style Freehold farmhouse in a secluded west-facing sylvan setting with views to the northern edge of Dartmoor.
The word unspoilt is a much over-used term in relation to the location of property, however, in this case it is particularly apt. The surrounding area is wonderful rolling Devonshire at its best and much of it is clothed in broadleaved woodland of great age and beauty, it’s lanes lined with a profusion of spring flowers. The area abounds with wildlife, and one commonly sees everything from dragonflies and doormice, to buzzards and deer right outside the property. The northern border of the Dartmoor National Park is only a few miles to the South. The Two Moors Way passes within a mile and there are green-lanes in the area one may walk and never see a soul.
Whilst the surrounding lanes are exceptionally quiet and ideal for walking and equestrian pursuits, the unspoilt market town of Crediton is less than 6.5 miles away, Okehampton about 7.5 and the regional capital of Exeter less than 12 miles, or about twenty minutes away via the A30. Exmoor and both the North and South coasts of Devonshire are within easy reach and one can reach Teignmouth in about thirty minutes for example.
This property is also, by virtue of it’s extensive workshop and storage facilities, ideal for anyone with an interest in vintage and classic cars or rotary aviation.




Local Facilities.

The pleasant villages of Spreyton and Bow are both within two miles. Spreyton has an excellent village school, a pub and two garages. Bow has two pubs, a super doctors surgery with two full-time doctors, as well as a Post Office/shop and a small supermarket that sells an excellent range of local products such as cheese and beef.
There are surprisingly good sports facilities in the general vicinity. There is a brand-new hard tennis court at Spreyton village hall. At the Waie-Inn at Zeal Monachorum, there is a full range of indoor activities (Squash, swimming, gym, table-tennis, snooker, billiards, and numerous skittle-alleys.), as well as bars and restaurant, a function-room and outdoor fun for children. Crediton also has a swimming-pool and Sports Centre as well as the usual range of smaller businesses one would expect of a small traditional market-town. Crediton is a pleasant town, notably unspoilt by either tourism or the excesses of gentrification. Naturally, there is a further more comprehensive range of facilities in and around Exeter, which is about seventeen miles distant.
Dartmoor is famed for its splendour and excellent walking. A few minutes drive allows access to many pleasant walks with magnificent views of most of Devon and Cornwall. The Tarka trail is not far away and this dedicated footpath winds all over North Devon, parts of this path are also cycle-ways built on old disused railway lines. As they are very level, it’s remarkably easy to cover quite long distances without breaking into a sweat!
The highly fashionable Stannary town of Chagford and Moretonhampstead are only a few miles distant.
There is a huge range of interesting pubs and eateries within easy striking distance.
Fans of sailing are spoilt for choice in the region. The closest slipways are at Teignmouth for the south coast, Appledore on the north, and at Roadford for freshwater lake sailing. The famous meccas of Dartmouth and Salcombe are only about an hour away.
Anglers too are well-served. In addition to the many lakes and fisheries in the area, rivers such as the Taw and the Torridge are renowned for Salmon and Trout.

Communications.

Exeter may be reached via Crediton for the north and west sides or via the main A30 for the south side. The south side of the city also accommodates the principal commercial area and most of the city’s principal supermarkets and other well-known franchises and outlets. Exeter may easily be reached in about 25 minutes via the A30. Exeter has a main-line railway station with express access to Bristol, the Midlands and of course London. Exeter International Airport also has excellent links and is the main hub for FlyBe. Exeter Airport is undergoing rapid development and the current range of flights to U.K. and other European destinations, the Mediterranean and Canary Isles are planned for expansion. The A30 dual-carriageway also allows quick access west into Cornwall.
Plymouth, the largest city in the Southwest, is about 50 miles distant. This is an excellent access point for vehicular access to France and the Roscoff ferry drops you straight into Brittany, well on your way to the many super destinations on the Biscay Coast.

The House.

Lutyens House was built to an unusually high specification around 100 years ago by a very long-established local builder ( Berry & Vincent Ltd. ) still trading today. Local repute has it that the extensive use of hand-carved Oak and Leaded-Glass was the result partly of this firms involvement in ongoing restoration work on the ancient and historic Exeter Cathedral.
Of particular note are;
• Carved Oak barge-boards to the front of the property. These feature a meandering intertwining Oak-leaf and Acorn motif.
• Oak mullioned Window-frames.
• Clear leaded windows with a coloured border.
• Carved Oak Corbels beneath the windows. No two of the original hand-crafted corbels are alike. These fascinating and whimsical details feature for example; An ‘Eagle’s head’, a ‘Dog’, a ‘Baby’, an ‘Old Lady’, ‘Tweedle-Dee’ and ‘Tweedle-Dum’, as well as various Lions and ‘Green-Men’.
• The chimney-pots are hand-made Barley-Twist and also worth noting is the dentil work to the top of the chimney-stacks, which is also carried-over not only to the front-gate pillars, but also to the built-in dressers either side of the fireplace in the ‘Snug’.
• The elaborate front porch and front door is in a Tudoresque style, heavily constructed in English Oak with a pitched tiled roof and with a Quarry-tiled base.

The house has a spacious light and airy feel which belies its age. The property benefits from Gas Central-Heating and partial Double and Secondary Glazing. The accommodation comprises of;

Ground Floor;

Hall; The entrance hall is accessed via the heavy Oak front door. There is a radiator and access to the stairs and the rest of the ground-floor.

Lounge;
This is a very large and airy room and since it has windows on three sides is light and sunny all day. There is access to the rear patio via double-glazed doors to the rear eastern aspect. There are a number of dimmable wall uplighters and three radiators. This room is a very large and flexible space and could quite easily be sub-divided into two rooms, perhaps by a sliding oak partition.

Snug;
This room is currently used as a ‘Snug’, but could equally be used as a study, dining-room or music room. A woodburning stove is housed in a feature fireplace. This is flanked on either side by original built-in dressers. Interestingly, these are detailed to match other areas of the building such at the gate-pillars and chimney-stacks. They are currently used as bookshelves, a purpose they serve equally well. There is a recess for the storage of CD’s and DVD’s and a T.V. aerial point. There are ample double sockets and a dimmable overhead light. The leaded Oak window benefits from fitted secondary-glazing. There is also a radiator.

Dining Room;
This room is currently utilised as an office. As well as having a BT socket with Broadband access and ample power points, there is a double-glazed French-Window to the patio as well as an internal window which affords a view of the front door. There is also a radiator.

Bathroom 1;
The part-tiled downstairs bathroom features a low-level W/C, pedestal hand basin and electric shower and an automatic electric extractor-fan. The floor features black & white tiles and this theme is carried throughout. Large fitted wall-mirror. The leaded Oak window benefits from fitted secondary glazing. There are overhead spotlights, a radiator and a large general-storage closet.

Kitchen;
The tiled kitchen is large and airy. There is ample space for a breakfast table with space to spare. There is an extensive and comprehensive range of fitted units. These are all matching Magnet units with a ‘Limed-Oak’ finish. There is plumbing for a dishwasher, a recess for an upright refrigerator, a microwave oven etc. There is also a space for a large kitchen range with an LPG supply pipe from the bulk-tank. Lighting is provided by both recessed overhead spotlights and strip-lights under the cupboard pelmets as well as a profusion of electrical sockets. As well as doors to both the main hallway and the rear hallway, there are double-glazed French-windows to the rear patio. New double-glazed units have recently been fitted to both windows. There are three flush-fitted extractor-fans, loft access and a radiator.

Rear hall/ Utility.
Side access to the house via a heavy round-topped Oak door. There is space for a large chest-freezer, plumbing for a washing machine and Tumble-Drier. There are ample sockets and two overhear lights. Exterior window. Access also to; -

Light, coat-hooks, boiler and programmer, and an exterior window.


Stairs;
The stair rise in a well-lit airy space with a galleried top landing, lit by a west-facing leaded oak-framed window. The stairs rise in three easy flights with and intermediate landing below the round window. The baluster is English Oak and the oak newel tops are removable to ease the passage of furniture. Lighting is provided by flush-fitting downlighters.

This area has a radiator and benefits from natural light via a double-glazed Velux roof-light, which also provides access to the roof. Lighting is provided by flush-fitting downlighters. Doors lead to; -

This bedroom is currently used as a dressing room. Radiator, mains sockets.

Bedroom 4;
Features a large leaded-glass Oak framed window with a westerly aspect which benefits from fitted secondary-glazing. Fitted overhead spotlights. Again, there are ample mains sockets and a radiator. Fitted-carpet in dark blue.

Family Bathroom 2;
Low-level W/C, pedestal washbasin, fitted mirror and bath (champagne colour). Radiator and overhead spotlights. Windows to both the easterly and southerly aspects.

Garden; The gardens are mostly laid to lawn, surrounded by mature trees. There is a patio, shielded from the prevailing breeze by the house on two sides. There are a total of four automatic Halogen lights around the main house.

Pasture; The pasture stretches to the south with views from the house of Dartmoor. The western hedge is particularly well stocked with many fine Oak trees. There is gate access here as well as from the house and yard. This land has only been mown and manured for the last 10 years, and has probably not had any chemicals on it for twenty or thirty years at least. Although well-drained, it never gets excessively dry - even in dry summers such as 1998. This land attracts a Single Payment subsidy from DeFRA.

Helipad; Part of the pasture has been set aside for helicopter operations. Whilst this is physically no more than a well-mown area of pasture, the documented fact that such usage has taken place for around ten years means that there is an ‘established use’ from a Local Authority planning point of view. The southern boundary hedge has been kept low to allow a safe and clear approach. All approaches and departures have been from and to the south and no complaints have ever been received. It would be a simple matter to construct a short track to enable a helicopter to be hangared in the barn with the benefit of full workshop facilities. Avgas is available nearby at Eggesford Airfield. Avtur is available at Eaglescott and Exeter (EGTE), all only a few minutes flying-time away.
NB; - The pasture is not suitable for normal Fixed-Wing operations, however, Microlight type machines have used it in the past without problem.

Yard; The yard has lawn and ample hardstanding space for turning and parking many cars. As well as access from the lane, there is gated access to the field and the garden.
A large bulk-storage tank for the LPG Central-Heating is conveniently located to one side of the yard area. There is also one small loose-box with electric light currently utilised as a wood-shed.
There are three exterior lights in this area both manually and automatically switched.

Barn/Workshops;
These are a particular feature. This very large building is primarily a steel-framed structure, with predominantly blockwork walls, with painted rendered elevations and a good dry concrete floor. The structure was rebuilt for a previous owner to house a large collection of classic cars.
There are two sets of double doors for access. The barn measures 60' x 40' (Apx' 2,400 sq.ft.)and has it’s own mains water supply and electrical distribution box. There are many double sockets on the walls and two separately-switched sets of overhead fluorescent lights. There is also a covered vehicle inspection pit.
Set within the main barn is a separate workshop. This is well-lit, has it’s own window overlooking the house and has a ring main and double sockets. It is also well-insulated and has a woodburning stove with a stainless-steel flue which is capable of warming this area from icy cold to tropical in less than thirty minutes.
As already mentioned, there is ample space to house a helicopter (..and still have masses of space.) with the added bonus of having workshop facilities on-hand and near to the house.

NB; - -There are no Footpaths or Rights of Way across any part of the property or it's land.
