Online Estate Agents work very differently to for sale by owner, they have to abide by the Property Ombudsman which means you cannot upload all the property details yourself, they have to visit your property and do this for you, although if you do have everything they can it as long as they have checked it's 100% accurate for the Property Misdescriptions Act. Online Agents will also list you on the major portal websites like Rightmove, PrimeLocation and Zoopla. Fees vary between £350+vat - £500+vat. Most sites offer a floor plan as well in the price and professional photos and descriptions, some though charge an extra fee. Make sure if you do appoint an online agent that you are not in contract with a high street agent, high street agents normally sign you into a SOLE agency agreement, meaning only they can sell your property, if you did sell through another agent you have to pay them the commission. By doing a private for sale by owner sale this is not the case as a private sales website is not an estate agent.
Online agents handle all your viewing calls, enquiries, offers, negotiations and feed back, you will still have to do the viewings yourself though. By doing this though you can save a lot of money by going for the pay upfront option, most online agents state that on average you can save about £4000+vat. We do everything, you do the viewings! You instruct us on a multi agency agreement to be your Estate Agent. This means you can use another Estate Agent or advertise the property privately if you so wanted to. After you have made the upfront marketing fee you will be emailed your receipt and login details for the website. You will then login and verify ownership of the property or that you have permission to market the property.
Then, normally same day or within 24 hours, our local representative will contact you by phone to arrange a time to visit the property to create the online brochure.
This will be within 2-3 days or possibly sooner depending on their work load, during the visit they will take photographs, write a full detailed description and measure all rooms. If you have ordered a floor plan or EPC this will also be carried out.
Approximately 72 hours after the visit your draft advert will be ready for your approval, you will receive a text and email telling you this, changes can be made to the description at this time if needed. Once you are happy with the advert head office is informed by our representative and we go live with the property within 24 hours.
From time of payment made, to your property being listed on all the portal websites is approximately 7 days.
Viewings for your property
All properties listed have our office phone number on them, so all enquiries come through to us, we are open 6 days a weeks for these enquiries. Mon - Sat 10-5. We then with permission from the enquirer, forward the name and telephone number to you as SMS text to your mobile and email, should permission not be granted we then contact you with viewing times and book the viewing. You can then arrange a time to view.
After the viewing
When you have conducted a viewing you simply log in to your account and click on the persons name who just viewed, this is only there for 10 days after the initial viewing enquiry then it is removed, it can also only be clicked once. When you click on the name it sends a SMS text to their mobile saying this:
We hope your viewing went well for [your address]. To make an offer please call 0121 6959018 or reply to this text to give feedback.
Offers on your property
We are here to accept offers on your property and to negotiate offers on your behalf, ALL offers are forwarded to you as an SMS text to your mobile and to your email.
Offer accepted what next?
We create your Memorandum of Sale, we send an email to you and your buyers asking for the necessary information to move forward, here we do identity checks and proof of funding etc. If you have a cash buyer we also need a copy of your buyers bank statement OR a letter from their Solicitor/Bank Manager to confirm the funds are sufficient and legitimate. We are obliged to obtain this information to obey with money laundering regulations 2003.
The Memorandum of Sale when completed will have buyers and sellers details and Solicitors details, all four parties are emailed this.
