SITUATION
One of the earliest recorded mentions of the town of Wadebridge, was in 1313 when a market and two fairs were granted to Wade, within the manor of Pawton. At this time the town was in two parishes, Egloshayle and St Breock, either side of the river Camel. The bridge which gives its name to the town was built by the Reverend Lovibond in 1460 and has seventeen arches along its 320 foot length. Legend has it that it was built on wool sacks or bales but it seems more likely that this refers to the finance for the bridge coming from wool merchants and sheep farmers.
Today, the busy town centre offers a wide variety of shopping from high street Supermarkets through local greengrocers, butchers and craft shops to its very own cinema – The Regal.
Another major attraction for Wadebridge is the Camel Trail, a tract of beautiful countryside 17 miles long that links Bodmin, Wadebridge and Padstow (8 miles away). The whole of the trail is level as it used to be part of the Bodmin and Wadebridge Railway. As the final leg of the Atlantic Coast Express journey from Waterloo, winding alongside the spectacular Camel Estuary, the line was immortalised in 'Betjeman's Cornwall' as "the most beautiful train journey I know"
DESCRIPTION
Believed to have been built in the 1930s, Chelston is a fine example of the large, terraced family homes that were built in the pre-war period. It is conveniently situated within walking distance of the town centre and scenic riverside walks.
Whilst it has been sympathetically modernised and extended it still retains many period features including fireplaces, stripped wooden doors, dado and picture rails. The main feature of the property is the large, light and airy kitchen / breakfast room and dining area at the rear of the house. It has a very contemporary feel created from the wood effect Amtico flooring, shaker inspired cabinetry and “peninsula” breakfast bar.
The modernisation extended to much more than the superficial and major investment was put into insulating the home and upgrading its heating system. As a result, the property is not only warm and cosy but very efficient to run.
GROUND FLOOR
An entrance lobby leads into the hall which has doors off to the sitting room, family room and kitchen / breakfast room. Stairs rise to the first floor under which can be found an understairs cupboard. Many of the property's original features can be seen here from the lead lighted windows in the doors to the moulding and cornicing work on the ceilings.
The bay windowed SITTING ROOM is at the front of the house overlooking the front garden and off street parking area. There is a stripped wooded fireplace with ornamental tiled surround which houses a living flame effect gas fire.
The FAMILY ROOM is found at what would have originally been the rear of the house. Now, thanks to modernisation and extension work, it opens into the large Kitchen / Breakfast room. This room also has a feature ornamental fireplace.
The KITCHEN / BREAKFAST ROOM and adjoining DINING AREA comprise an L-shaped open plan area which could have come straight out of a contemporary home magazine. Granite effect counters sit on top of shaker-inspired painted wood cabinets and there is plenty of extra storage provided by the matching wall mounted cabinetry. A particular feature is the “peninsula” style breakfast bar which also houses the stainless steel sink and drainer. Fittings include a Rangemaster range-style cooker and Smeg dishwasher whilst there is also a clever recess let into one wall which can be used to house an American style fridge/freezer. Double doors open onto a terrace which opens out into the rear courtyard style garden.
Double doors open into the UTILITY ROOM which overlooks the rear garden. Here can be found a further sink together with space and plumbing for a washing machine and tumble dryer. Set just off this room is the DOWNSTAIRS CLOAKROOM which houses a low level WC and corner sink.
UPSTAIRS
BEDROOM 1 is bay fronted and can be found at the front of the house. This room contains a range of co-ordinated and fitted wardrobes.
BEDROOM 2 is to the rear of the main house ad BEDROOM 3 is to the front.
Another feature of the property is the stylish and contemporary BATHROOM which houses a claw-foot, roll top bath made by Heritage who also manufactured the matching wash basin and WC. All of the sanitary ware is white and the contemporary feel is created by period chrome fittings. In addition to the bath which forms the centre piece of the room there is also a corner shower stall and heated towel rail.
OUTSIDE
To the rear of the house there is an enclosed, courtyard garden which leads up to the GARAGE / WORKSHOP (6.20m x 5.45m). Here there is plenty of room for car parking as well as storage and working. Vehicular access to the rear lane is facilitated by a powered roller door and there is an additional door to the side for pedestrian access.
The front garden has been hard-landscaped to provide ample off-road parking for two cars.
DIRECTIONS
From the Platt proceed to the mini-roundabout by the Regal Cinema. Turn left and then almost immediately right into Fernleigh Road. Chelston can be found on the right hand side approximately half way up.
