Situation
• Bryher is the smallest community of the isles of Scilly and is very close to the island of Tresco, separated by a narrow stretch of water, known as Tresco Channel, which can actually be crossed by foot at certain times of year.

• Bryher is a spectacular island, being an island of contrasts. There are many quiet and beautiful beaches to enjoy in the summer months, in the Springtime there is a profusion of colour with wild flowers, including daffodils and narcissus in every hedgerow and field corner. In the winter Hell bay on the western coast is an awe inspiring site whilst the east coast location of Chafford overlooks the sheltered waters of the channel between Bryher and Tresco.

• The island has a year round launch service, making the nearby island of St Mary's with its heliport and airport readily accessible. Bryher has its own hotel at Hell Bay, a Post office, general stores, a cafι and public house. There is virtually no traffic with single track lanes whilst there are many paths and tracks leading around the deeply indented coastline providing varied and beautiful walks.


Description of property
• Chafford was built in 1987 and was designed with large rooms taking full advantage of its mainly easterly aspect and magnificent views across Tresco Channel. The house is situated in an elevated position approximately 100 yds from the beach, facing east and lying in the lea of Watch Hill. Also adjacent to the kitchen is a utility room with Belfast sink and a flower room with a fully glazed wall overlooking the garden and worktops ideal for potting.

• On the first floor a spacious landing provides access to the master bedroom with en suite shower room plus two further double bedrooms and a family shower room. All rooms on this floor enjoy superb views of either the Tresco channel and islands beyond or across Bryher itself.

Gardens and grounds
Chafford stands within its own plot of approximately one third of an acre. It is flanked on both sides and to the front by informal gardens laid to rockery, shrubberies, flowerbeds and lawns including a large terraced seating area to the left of the property ideal for admiring the superb views. A path runs around the rear of the house through trees to a garden store and garage beyond, where there is an area for the storage of a dinghy which can be wheeled directly onto the track below and down to the beach.
