SITUATION

Bondleigh Moor House is set on a ridge along a quiet country lane close to the charming village of Bondleigh with its historic parish church. Its unique position offers panoramic views across open countryside and onto Dartmoor to the South and Exmoor to the North.

The lack of any close neighbours gives the feeling of a spot “far from the madding crowd” yet the house is only three miles away from the larger villages of North Tawton and Winkliegh (named in a recent survey as the best place in England and Wales to bring up children), whilst Okehampton, the Gateway to Dartmoor, is only eight miles away.

The cathedral and university city of Exeter just over 25 miles away provides all of the big brand shopping and dining experiences that one could wish for including its very own flagship John Lewis store. Exeter's International Airport offers a wide variety of business and leisure destinations within Europe and beyond.

DESCRIPTION
Whilst its thick walls, thatched roof, and generous proportions might give the impression that the house in its current form has stood here for hundreds of years, Bondleigh Moor House is actually the result of a very 20th Century refurbishment and extension of a traditional and much smaller cottage which dated back to the 17th Century. As a result it marries together traditional cottage charm with modern conveniences like double glazing, oil fired central heating, cavity wall insulation, modern wiring and plumbing including a pressurised hot water system.

The original house was built using the traditional techniques of the day with cob walls on a stone base. The new portions of the house, built in the 1960's, used far more modern techniques but with an eye to the past. As a result it would be hard for the untrained eye to see where the original house ends and the new one begins.

On the ground floor all of the reception rooms are generously proportioned, as are the impressive family kitchen / breakfast room and conservatory. Slate floors, French Oak doors, beamed ceilings, and traditional hardwood window frames combine to create a distinctly country house feel. The dining room and sitting room both have deep set inglenook fireplaces with modern, high efficiency multi-fuel stoves. The property's origins can really be seen in the sitting room where there is an original bread oven set into the fireplace. However, this family home isn't a slave to the past and the contemporary family kitchen/ breakfast room wouldn't look out of place in a swish town house in West London. This impressive space is augmented by a large utility room and a separate boot room both of which are located to the rear with their own entrance lobby.

On the first floor anyone familiar with a traditional Devon Longhouse would feel at home with the layout with all of the bedrooms and family bathroom set off a landing corridor with runs along the back of the house. However, that's where any similarities end. The master bedroom has an impressive wet room with fully glazed wall, whilst the family bathroom could grace the pages of a boutique country hotel's glossy brochure. All of the rooms enjoy wonderful open views across fields and onto Dartmoor in the distance.

Outside a Devon bank surrounds the front garden, with hedges to rear and side gardens. Extending to approximately one acre, the grounds are a particular feature. They are level and have been landscaped to provide a low maintenance garden with plenty of interest for the keen gardener including well stocked flower beds, shrubs, mature trees and young fruit trees. Features include a wildlife pond set in a wide level lawn to the front of the house, the productive kitchen garden to the rear, and a decked barbeque area. Set just off the quiet country lane which runs past the property, the double garage has remote controlled doors, power and light. Double gates open into an extensive parking area which provides parking for several cars. There are two further outbuildings. A machinery store with separate potting area and a large workshop which has its own office, mains water and electricity
