Moonrakers is situated adjacent to St. Mary's Garrison gateway and stands above the main town, called Hugh Town, approximately 70 feet above sea level.
From almost all of the windows there are panoramic views of St. Mary's Harbour, seascapes and the off islands. Nestling, as it does below the 16th century Garrison Wall, the location affords peace and quiet away from the main streets of High Town. The nearest beach, the town, the shops , the airport bus terminus, the quay and the pleasure boats that daily visit the other inhabited and uninhabited islands are all within a genuine two or three minutes walk away.

The original property was built as a private house in 1955. In 1961 additions were made to the property which was then run as a Guest House. Further additions were made in 1969 and finally, in 1976 the whole property was converted to six self catering holiday apartments.

The building is generally constructed of cavity blockwork, rendered externally and is, in the main surmounted by a cedar shingle roof, with some later extensions of concrete tiles.

The owners have been meticulous in their yearly maintenance and regularly re decorate and improve facilities. Within the last few years all windows have been replaced with double glazed windows in hardwood frames.

There are mature gardens to the front and rear of the property thoughtfully laid out with granite walls and steps showing off the sloping site to its greatest advantage.

Flat 1 is situated on the ground floor and sleeps four persons in two double bedrooms and has views across St. Mary's Harbour to the off islands from the lounge and both bedrooms. It is approached by granite steps, which lead up through the terraced garden from the roadway to an open porch and thence through a wide panelled door into:

Double, part - glazed doors lead through into the Inner Hallway which has a wall mounted cupboard housing the main, three phase electric switches, meters etc.

There is also a wall mounted pay phone in this hallway for the use of guests, and the hallway gives access to Flats 1 and 2 on the ground floor and via a staircase to Flats 3 and 4 on the first floor.

Kitchen 6'6" X 6'1" Having fully tiled walls in a ceramic tile and vinylay covered floor and fitted with floor and wall cabinets, the floor cabinets have melamine working surfaces and all the units are faced with melamine surfaces set off by hardwood trim. Fittings include a single drainer stainless steel sink unit. Refrigerator. Belling oven with four ring hob. Built in cupboard housing the £ coin meter and electrical distribution box.

Shower Room Having half tiled walls and fitted with a low level wc and built in shower cubicle with sliding / folding glazed doors and Mira sport electric shower unit. Wall mounted fan heater. Flotex carpet to floor.

Furnishings All furniture, furnishings, fixtures and fittings as seen in the flat are included in the sale sufficient to cater for four persons and to meet Visit Britain requirements.

Services Mains electricity, water and drainage are connected.

Flat number 1 is at present subject to a business rate and is included with the other flats in Moonrakers as an overall rateable value. The annual charge is then divided by the number of flats, on a floor area occupied basis, and individual accounts then sent by the management Company to owners.

The total rateable value for all Moonrakers Falts is £14,250 for the year 2005/2006. The charge is assessed at either 0.422p or 0.415p in the £ depending upon the level of rateable value and the owner’s qualification for business rates relief. To this should be added the sum of £225 water charge and £139 sewerage charge for each flat.

General Notes Installed throughout Moonrakers Flats is a piped central heating system with fixed wall radiators served by a central heating boiler on the ground floor.

Rights of access will be given to all new flat owners to:

Holiday Reservations The property is registered with Visit Britain and each apartment has been awarded a classification of 3 stars.

Reservations are continually being taken for the present season and next season and we are able to provide a list of reservations and rentals agreed, together with a brochure of Moonrakers, to any seriously intending purchaser. An intending purchaser will be expected to honour all reservations taken by the Vendors and to enter into a management agreement with the Vendors for lettings and general management until such time as all flats have been sold.

Tenure The apartment will be sold on 999 year lease at a non escalating ground rent of £50 per annum. A limited company will be formed and when all the flats are sold, each purchaser of a Moonrakers apartment will, automatically, become a director of that company. The freehold will be transferred to that company immediately the last flat has been sold. It is then usual for all owners to meet on an annual basis to discuss the level of maintenance required during the forthcoming year.

Amongst other duties of the management company will be the satisfactory insurance of the property and contributions to this insurance will be divided between owners in accordance with the floor area of the flat occupied. The general maintenance and all other charges will be divided between the flats in a like manner, including fuel charges for central heating.
