LOCATION, LOCATION, LOCATION
We're ideally situated on the attractive and highly regarded Swithland Lane in Rothley. On a lazy summer afternoon, with horses clipping down the lane and steam trains passing on the nearby Great Central Railway, you could easily imagine yourself back in the early part of the last century when the house was built.

We have easy access to both Leicester (5 miles) and Loughborough (6 miles). It's just 15 minutes to either Junction 21a or 23 on the M1 and only about 1/2 an hour from Nottingham. But we're far enough away from any major roads not to be troubled by traffic noise.

There's a stop for the Loughborough Endowed Schools bus service just a few metres along the lane (the driver has even been known to stop outside the house on occasion when the children were running late in the morning or looking particularly exhausted in the evening!)

"Maplecote" is described in the original (1919) sales brochure as one of 'a pair of houses'. Ok it's semi-detached, but not so that you'd notice!

The plot is about* a fifth of an acre with open aspect to fields and woodland at the rear. To the front there's a driveway with parking for at least 3 cars as well as the large, detached double garage.

You enter into a good sized entrance hall (approx* 14ft x 8ft) with doors off to the lounge (approx* 16ft x 12ft), dining room (approx* 13ft x 12ft), music room/study (approx* 10ft x 8ft), kitchen (approx* 11ft x 11ft) and cloakroom/wc. There's a utility/boiler room leading off the kitchen and the original french window from the lounge leads into a small conservatory/sun room to the rear.

There are connecting doors between the lounge and dining room. So, for the house-warming, family Christmas's or those dreaded teenage parties you can create a space that's roughly* 25ft x 15ft with access through the sun room into the garden.

Upstairs there's a large master bedroom (approx* 16ft x 12ft) with wonderful views over the garden and fields to the rear, two large singles (approx* 14ft x 9ft & 12ft x 11ft) with views to the tree-lined lane at the front and a smaller single (approx* 11ft x 8ft) with views to the rear. There's a family bathroom fitted with a Heritage suite.

The rear garden is secluded and a real delight to relax in. There are a number of fruit trees as well as established ornamental trees and shrubs. There's a good sized lawn for the children (or grandchildren) to play on and a small pond with lilies, frogs and newts.

We've loved the house and will be sad to move, but it's time to 'downsize' and let another family enjoy growing up here.

* Please note that the dimensions given are not accurate. Some represent the maximum dimensions (into bays etc) others don't - we've tried to give a realistic sense of the available space in each room.

These particulars, whilst believed to be accurate are set out as a general outline only for guidance and do not constitute any part of an offer or contract. Intending purchasers should not rely on them as statements of representation of fact, but must satisfy themselves by inspection or otherwise as to their accuracy.
