SITUATION

Close to the Dorset border of south east Somerset in the heart of the Blackmoor Vale Templecombe is surrounded by open countryside, and farm land, with many fine views with numerous public footpaths criss-crossing the local area offering fine walks.

Fans of Dan Brown will know that Templecombe derives its name from Combe Templariorum, after the Knights Templar who established their preceptory in the village in 1185. After they were suppressed in 1312 it was granted to the Knights of St John who held it until the Dissolution of the Monasteries, after which it was acquired by Richard Duke of Otterton, Devon. An attempt to discover 'the village of the Templars' was made by Chanel 4's Time Team.

Nowadays, Templecombe is a thriving village with a post office / newsagent, grocers, Public House – The Templars Retreat, a doctors' surgery with dispensary and a well regarded fish & chip shop. A wide variety of activities is well supported by the recreation ground with its tennis court, skateboard area, children's play area and social club. The active village hall plays host to many events including a bowling club and youth club. There is also a mum and toddler group and the Abbas and Templecombe CofE Primary School (just across the road from Jasmine Cottage).

Yeovil (15 miles), and the Abbey town of Sherborne (8 miles) lay to the west with the historic town of Shaftesbury approximately 10 miles to the east, all easily accessible on the A30. There is a Morrison super store 5 miles away with a petrol station. The A303 trunk road is approximately 4 miles to the north and the village has its own railway station with regular trains to London, Waterloo (approx. 2hours).


DESCRIPTION

Built in 2004 and arranged over three floors Jasmine Cottage offers flexible and adaptable accommodation creating a perfect home for couples and young families. On the ground floor the kitchen and lounge / dining room are set of a hallway with stairs rising to the first floor. As with all modern homes there is a cloakroom with tiled walls, WC and wash basin. Set at the rear of the property and occupying its full width the lounge / dining room provides plenty of room to sit, dine and relax. Wood floors, neutral décor and its Southerly aspect make the room feel light and airy. At the front of the house the fitted kitchen makes excellent use of the space available with plenty of wall and floor mounted cabinets. The middle floor contains two generous sized bedrooms and the family bathroom and airing cupboard. Like the lounge, the second bedroom occupies the full width of the rear of the house and is a spacious double room with the added benefit of a large, contemporary wardrobe with mirrored “shoji” sliding doors. The third bedroom is currently being used as a nursery and, unlike many third bedrooms, at around 14' long provides plenty of room. The bathroom has a panelled bath witrh shower over, WC and wash basin.

The third floor is where the main bedroom is found and the room provides a perfect bolt hole for mum and dad with the kids tucked up below on the middle floor. A Velux window makes sure the room feels light and airy. The practicalities haven't been forgotten though and there is plenty of storage in the form of eaves storage and built in cupboards on this floor.

Outside the rear garden has been landscaped to create a low maintenance garden “room” ideal for alfresco dining and barbeques as well as housing a “man-shed” perfect for storing tools and machinery. A gate from the garden opens out into a rear parking area where the allocated parking space can be found. There is a gravelled island bed here, which could be removed to create an additional parking space, if required. Like the rear garden, the front garden has been landscaped with ease of maintenance in mind, with potted plants and slate chippings providing an attractive and interesting welcome to the property.
